Steps to Buying a Home

Step 1: Figure out how much you can afford

What you can afford depends on your income, credit rating, current monthly expenses, downpayment and the interest rate. The best thing to do is visit a lender to find out for sure.

Step 2: Shop for a loan

Save money by doing your homework. Talk to several lenders, compare costs and interest rates, negotiate to get a better deal. Get pre-approved for a loan.

Step 3: Shop for a home

Choose a real estate agent, Melinda Biezonsky.  Provide Melinda with a wish-list of the basics you are looking for:


  • Which cities I want to live in?
  • Price range I am considering?
  • Are schools a factor?
  • Do you want an older home or newer home?
  • What kind of properties would you be willing to see? one story, two story, tri-level, townhouse or condo
  • How much renovation would you be willing to do? A lot, None
  • Minimum number of bedrooms and baths?
  • Yard size or is a patio okay?
  • Garage needed?
  • Want a pool?
  • Special parking needed?
  • Special view?
  • How big of a house do you want in square feet?
  • What features do you want in your house? fireplace, wood floors, den, porch, etc.
  • Do you want to live in an area with Homeowner's Association?
  • Any other special features you need?

Once you review your wish list with Melinda and you have your lender pre-approval letter you are ready to go home shopping with Melinda.

Step 4: Make an offer

Discuss the process with your real estate agent. If the seller counters your offer, you may need to negotiate until you both agree to the terms of the sale.
